Craig | Moffat County

Craig is a unique city on Colorado's Western Slope. It is one of the larger municipalities in western Colorado with a population of about 9,000 residents. There is lots of real estate for sale in Craig, from older, more established homes to newer, luxury builds. Homeowners in Craig can choose from single-family homes, condos, ranches, apartments, townhouses, duplexes, mobile homes and trailers.

The median home price in Craig is quite affordable, at about $175,000, which is below the national average. Most of the residents in Craig own their homes, but there are a few rentals. Craig is a working town but the nearby Yampa River provides outdoor adventures for locals. There's excellent fishing in the area.

Prospective home buyers have a multitude of housing options in Craig. Real estate listings include older homes in the downtown core, single-family homes, starter homes, duplexes, condos, apartments, townhouses, cabins and golf course homes. Homes in Craig range in price from affordable to ultra-luxurious. Many of the basic homes are two or three bedrooms. Larger properties have five or more bedrooms. There aren't a lot of second homes or vacation homes in Craig. It's just far enough away from skiing at Steamboat Springs that the slopes are still accessible but there isn't a lot of tourism generated in Craig other than tourists passing through on their way to the slopes.

Neighborhood Highlights

• The town is split by U.S. Highway 40 that runs east and west through the city. In town, it is West 5th Street/Victory Way. There are homes north of 5th Street/Victory Way up to about 13th Street. There are homes south of 5th Street to 1st Street. Ranney Street extends south of town and over the Yampa River. Once it crosses the river, it turns into County Road 394 and turns east.

• The main pocket of homes in Craig is between 5th Street/Victory Way and 10th Street and from Ledford Street to Washington Street east to west.

• There are two pockets of home to the west. The first neighborhood is along Great Divide Road and begins around West 9th Street and includes private homes on area side streets such as Cottonwood Avenue, Sequoia Avenue and Aspen Avenue. The memorial hospital is across Great Divide Road.

• The second neighborhood is further west, accessible from Crescent Drive and West Victory Way. There are newer homes and a few vacant lots along side streets like Westridge Road, Riford Road, Ridgeview Road, Park Court and Overlook Drive.

• South of the river has lots of potential for further growth. Yampa Valley Golf Course is located to the south, as is the Craig-Moffat Airport. There are a few nicer homes near Flame Gulch, and several undeveloped lots off of County Road 107. There is a growing community off of South Ranney Street, on Rangely Street, Union Street, Rangely Way and Thompson Way. Residences here are larger homes, ranches and farms with out-buildings.
